Disclosed Abington home sales top out at $975 amid family transfers

ABINGTON -- Eleven properties changed hands in Abington between June 19 and July 18, according to deeds recorded at the Plymouth County Registry of Deeds, but sale prices were disclosed for only six of those transactions.

MARKET OVERVIEW Of the 11 recorded transfers, six included a disclosed consideration amount, ranging from $325 to $975, with a median sale price of $712 among those six. The other five transfers -- nearly half the month's activity -- carried no disclosed price, a share of the dataset that is notable on its own, though deed records commonly omit consideration for transfers among family members or trusts. Based on raw count alone, 11 recorded transfers is a modest but not unusual volume for a single month in Abington.

TOP SALES The highest-priced recorded sale was 710 Linwood St., which sold for $975 on June 25. The sellers were listed as Jessica M. Johnson, trustee, and Robert J. Johnson, trustee; the buyers were Michael G. Parisse and Justyna Malek.

43 Harrison Ave. sold for $875 on June 24. Layla Realty Investments Inc. was the seller and Beath Properties LLC the buyer.

87 Summer St. sold for $745 on June 23. Hong T. Nguyen was the seller and Lisa Pinto the buyer.

42 Norton Ave. sold for $680 on June 25. Abington Investments LLC was the seller; Brian and Katy Grant were the buyers.

77 Linwood St. sold for $550 on June 25. The sellers were Paul F. and Maryanne Lebbossiere, and the buyers were Matthew Lebbossiere and Kerri Long -- a transfer involving shared family names.

NEIGHBORHOOD BREAKDOWN Linwood Street saw two recorded sales this period -- 710 Linwood St. ($975) and 77 Linwood St. ($550) -- the only street with more than one transaction in the dataset. No other street recorded more than one sale.

By price tier among the six disclosed sales: one sale fell under $500 (16 Kingswood Dr., Unit 2, at $325); four fell in the $500-to-$900 range (77 Linwood St. at $550, 42 Norton Ave. at $680, 87 Summer St. at $745, and 43 Harrison Ave. at $875); and one exceeded $900 (710 Linwood St. at $975).
